Free Roommate Agreement Template (PDF)
A roommate agreement is a contract between people who share a home. It sets how they split rent, the security deposit, and bills, how they share the space, and what happens when one of them moves out. It sits alongside the lease with the landlord and doesn't change it.

When to use it
Use a roommate agreement whenever two or more people share a rental, especially when only one of them is on the lease or when rent isn't split evenly. Most roommate disputes are about money, chores, guests, or someone leaving early, and they're much easier to settle when the answer was agreed in writing on move-in day.
What's typically included
- Who the roommates are and the shared home
- A clear statement that it doesn't change the lease
- Term
- Each roommate's share of rent and how it's paid
- Security deposit contributions and how the refund is split
- Utilities, shared costs, and who holds which account
- Bedrooms and shared spaces
- Cleaning and chores
- Guests and quiet hours
- Pets
- Notice and responsibility when someone moves out early
- Settling disagreements
- Changes and adding a roommate
- Signature blocks for each roommate
How to fill it in
- Decide how to split rent before you sign: equal shares, or by room size, private bathroom, or parking. Write the exact amount for each person, not a percentage.
- If every roommate signed the lease, remember that each of you is usually responsible to the landlord for the full rent. This agreement only settles what you owe each other.
- Agree on the move-out rule up front: how much notice, and whether the person leaving keeps paying until a replacement the others approve takes over.
- Add every roommate as a signer. DocuAgree lets you add as many signers as you need, so a three- or four-person household can sign the same agreement.
Residential leases are governed by state and local landlord-tenant law — security deposit limits and return deadlines, notice periods, late-fee limits, and required disclosures (including the federal lead-based paint disclosure for housing built before 1978) vary by location, and some cities add rent-control or just-cause rules. This template is a general starting point only — not legal advice — and should be checked against your state and local law, or reviewed by a local attorney, before use.
Frequently asked questions
Is a roommate agreement legally binding?
Generally yes, as a contract between the roommates, so long as it's signed and its terms are lawful. It's most useful for money disputes, like an unpaid share of rent or bills, which you can take to small claims court. It doesn't bind the landlord or change the lease.
What's the difference between a roommate agreement and a lease?
A lease is between the landlord and the tenants and covers the right to live in the property. A roommate agreement is only between the people living there and covers how they share it. You usually need both.
What if a roommate moves out early?
That's exactly what Section 9 is for: the roommate who leaves gives written notice and keeps paying their share until the notice period ends or an approved replacement takes over. Without a written agreement, the remaining roommates are often left covering the full rent.
Can roommates sign the agreement online?
Yes. Each roommate gets a link and signs on their phone, with no account or app. Under the U.S. ESIGN Act and state UETA laws, an e-signed agreement is as valid as a paper one.
