Free Cleaning Service Agreement Template (PDF)
A cleaning service agreement is a contract between a house cleaner or cleaning company and a client. It sets what gets cleaned, how often, the price, who supplies what, how keys and access work, and what happens with cancellations or a cleaning the client isn't happy with.

When to use it
Use it when you start cleaning for a new residential or small-office client, whether it's a weekly visit or a one-time deep clean. Most cleaning disputes are about what was supposed to be included, last-minute cancellations, and something getting broken, so this agreement settles those three in writing before the first visit.
What's typically included
- Cleaner, client, and start date
- Property and visit schedule
- Exactly what's included and what isn't
- Extra services and their prices
- Price per visit or per hour and when it's paid
- Who provides supplies and equipment
- Keys, door codes, and pets
- Rescheduling and late-cancellation fee
- Free re-clean if the client isn't satisfied
- Damage and insurance
- Independent contractor status
- Ending recurring service
- Signature blocks for cleaner and client
How to fill it in
- List what's included in a standard visit and, just as important, what isn't (inside the oven, interior windows, laundry). It prevents most "I thought that was included" conversations.
- Set a late-cancellation fee and the notice required. A lockout or a same-day cancellation costs you a slot you can't refill.
- Say honestly whether you're insured. Many clients ask, and general liability insurance for a small cleaning business is usually inexpensive.
- Send it before the first visit so the client signs on their phone while they still have your quote in front of them.

Frequently asked questions
Do I need a contract for house cleaning?
It isn't legally required, but it protects both sides. A short written agreement on what's included, the price, cancellations, and keys avoids the most common disputes and makes you look professional.
Should a house cleaner charge per hour or per visit?
Either works. A flat price per visit is easier for clients to budget and rewards you for working efficiently; hourly pricing suits deep cleans or homes that vary a lot. The template supports both.
What happens if something gets broken during a cleaning?
Under this template, the cleaner takes reasonable care and reports breakage right away, and insurance (if the cleaner has it) or the client's homeowner's or renter's insurance covers it. Spelling this out up front avoids an awkward argument later.
Can a cleaning agreement be signed online?
Yes. Under the U.S. ESIGN Act and state UETA laws, an e-signed cleaning agreement is as valid as a paper one, and the client can sign on their phone without an account.
