Service Agreements & Contracts
Free Lawn Care Agreement Template (PDF)
A landscaping and lawn care agreement is a contract between a landscaper and a property owner for regular yard maintenance over a season. It covers the schedule, which services are included, seasonal extras, pricing, weather, chemical treatments, and what happens with damage to hidden items like sprinkler heads.

When to use it
Use it for any recurring lawn care or landscaping client, residential or small commercial, at the start of the season. It's especially useful when you offer seasonal services such as cleanups, mulching, or aeration, since it puts the price of each in writing before the client asks for it.
What's typically included
- Landscaper, client, and start date
- Property and service season
- Visit frequency
- Included services
- Seasonal services and their prices
- Approval for extra work
- Per-visit or monthly pricing and invoicing
- Weather and skipped visits
- Chemical treatments, licensing, and pets
- Client access and marking hidden items
- Damage and insurance
- Independent contractor status
- Season renewal and ending the agreement
- Signature blocks for landscaper and client
How to fill it in
- Decide whether you charge per visit or a flat monthly price. Monthly pricing evens out your income, but say how skipped visits for weather are handled.
- List your seasonal services with prices so add-ons don't need a new negotiation every time.
- If you apply fertilizer, weed control, or pest treatments, check whether your state requires a pesticide applicator license, and only list treatments you're licensed to apply.
- Ask the client to mark sprinkler heads and invisible fences. The template makes the landscaper responsible only for damage to marked items.

Frequently asked questions
Do landscapers need a license?
For basic mowing and maintenance, usually only a general business license, but it depends on your state and city. Applying pesticides or herbicides commonly requires a state applicator license, and some states license landscape contractors who do construction-type work.
How should lawn care handle rainy weeks?
The template gives two options: reschedule within a set number of days or skip the visit without charge, or use a monthly price that already accounts for weather. Pick one so the client knows what to expect.
Does a lawn care contract renew automatically?
Only if it says so. This template lets you choose: end at the close of the season, or renew for the next season unless either party gives notice by a set date.
Can a landscaping agreement be signed electronically?
Yes. Under the U.S. ESIGN Act and state UETA laws, an e-signed agreement is as valid as a paper one.
